I don't paint either, hate it. We have a paint crew that does that, they can knock out most houses in a day or two.

Try cleaning it. It would be a shame to put new paint over good paint because of a smokey smell...just to have the tenants trash it again...and you know they will.

Either way if thats your biggest problem your cruising! How old is the hot water heater?
