Buy or rent an ozone generator for the smoke smell. Or call a fire and water damage company. They remove the smell of house fires. It CAN be done without painting.

My hotel sometimes has to turn a non-smoking room back into a non-smoking room (after a smoker ignores our $500 cleaning fee). We use an ozonator, and you can't even tell after 6 hours.
