Business Loans Safe?

I am in process of starting a business. We want to buy real estate and other businesses. WOuld it be smart to get a business loan for this and what do you guys think of the ads around the net for companies offering you "150k in 10 days for your business"?

Im leaning towards using this as a source of opm to get started but wanted to see if anyones had positive/negative experiences or any comments in general, like what to be aware of.

That company is just a regular mortgage company. Nothing special at all. They will shop you around to a lot of lenders just like any other company would do.
