Hey all,
Sorry I have not been on the site as much as I want to be. Ive noticed a few post replies to me that I have not responded to sorry bout that. But I have a good reason! ![]() As everyone knows I purchased my first house in January to rent the upstairs and live in the basement of. Well after 8 long months im almost finished I know your all saying omg it took him 8 months and still not finished. I had gotten up to the sheet rock phase and finishing phase and well I ran out of money! I have the sheet rock going up starting Monday should be finished by Friday. Just wanted to post a before and after picture. The before picture was the only one I could find I will add another one once I can find the file of it on one of my many computers. The bottom picture is the before picture top is what it looks like now. Ive added almost 700 square feet to the upstairs. Rebuilt the upstairs from scratch new walls, roof, windows, doors, I totally redid the little side room thats hanging off. I also ran Network and Tv cables threwout the house so all you would have to do is connect your laptop or computer directly to the wall instead of having to run wires all over. |

Thanks im very excited about it. Looking at the upstairs it looks so good makes me not want to rent the upstairs and live in the basement. Makes me want to live upstairs! But I know I could not do that because it would push back my plans alot. I will find the better before pics and post them. Adam |

Hey Adam...keep up the progress...there are a lot of advantage (both tax and learning) of running out of money and having to slow down on this. If you can drag it out to at least two years, you may make more money on than you planned!

Thanks everyone
I hope to be living there by the end of this month. Im still out of money so I am having to slow down alot which I hate doing (Im impatient). However I do have a questions im getting alot of different answers to this question. Once the drywall is up in the house am I able to do a refi on the house. Ive been told yes but also been told I need to wait for the kitchen and bathrooms to be in. Adam |

When you refi, the appraiser is going to most likely do a walk through on your property. If anything appears to be left unfinished you may run into trouble. Most lenders do not want to lend on an unfinished property (for a myriad of reasons). If you need money now, you could potentially find a bank that only needs a drive by appraisal.

The house usualy needs to be habitable. Which means running water, electricity, working fixtures etc.
You can buy bathroom fixtures cheap, a vanity can be had for $80, and they are simple to install, same for the head.
