Thanks Runum.

For example, Austin, Texas, saw average housing prices gain by 5.6 percent during the past 12 months and by a cumulative 35.3 percent since the third quarter of 2003.
I can attest to this, although, outlying areas aren't seeing as much growth. What's interesting is that the market in my area (just outside northeast Austin), is seeing steady growth and only a mild slow down in sales. Even my loan officer said he is keeping busy with a flood of loan requests (I'm guessing a lot of those are refi's). Ironically, my wife and I will be closing on a former model home next week, which we'll be buying $100,000 under FMV.

interesting... the media usually does seem to focus on the bad news, not the good.
